 What We Look At

Six things that shape your home's value

  1. LocationNeighbourhood, street and what's nearby — schools, transit, parks and shopping.
  2. Size and layoutFinished square footage, bedrooms and bathrooms, and whether the basement is developed.
  3. Condition and updatesKitchen, bathrooms, roof, windows and mechanical — and when each was last done.
  4. Lot, parking and garageLot size, a double garage or a parking pad, and usable yard space.
  5. Competing listingsWhat buyers can choose from today at a similar price changes what they'll pay for yours.
  6. Market timingSeason, interest rates and how many homes are for sale all move prices.
 Before We Talk

Have these handy

None of it is required. The more we know, the tighter the range — send what you have and we'll fill in the rest.

  • Renovations, and the year each was done
  • Your latest property tax assessment
  • Ages of the roof, furnace and hot water tank
  • Anything you know needs repair
  • For a condo: monthly fees and the latest reserve fund study
  • A few photos, if we can't visit in person
 Why Ask a Realtor

An online estimate is a starting point, not a price

Automated estimates only know what's in public records. A realtor knows the street, sees what the records miss, and can tell you what buyers are paying right now.

 Questions

Before you ask

Anything else? Get in touch and a realtor will answer it directly.

Is the home evaluation really free?
Yes. There is no cost and no obligation to list with us.
Is this the same as an appraisal?
No. It's a market evaluation by a licensed realtor, based on comparable sales and current competition. If a lender, estate or court needs a formal appraisal, that has to come from an accredited appraiser (AACI or CRA designation).
How is this different from an online estimate?
Online estimates work from public records and can't see condition, upgrades or layout. We adjust for those and show you which sales we compared against.
Do I have to be ready to sell?
No. Many people ask while planning a renovation, a refinance, or a move a year or two away.
Can you value a condo or townhouse?
Yes. For condos we also look at the condo fees, the reserve fund and recent sales in the same building.
