Spring 2026 Canadian Market Outlook

Published May 24, 2026

Rates found a floor, inventory is healthy, and buyers are stepping back in. Here's the practical read on Canadian real estate this spring — what to do if you're buying, selling, or renewing.

After a whipsaw 2024 and a stabilising 2025, the Canadian housing market enters spring 2026 with a rare thing: clarity. Rates have found a floor, inventory is climbing back to healthy levels, and buyers who spent two years on the sidelines are stepping back in with pre-approvals in hand.

Here's what we're watching this season — and how it affects the way you buy, sell, or refinance.

The rate story: from anxiety to arithmetic

The Bank of Canada's overnight rate has now held steady for three consecutive announcements. Five-year fixed mortgage rates are pricing between 4.4% and 4.9% for insured mortgages, roughly 100 basis points below their late-2023 peak. Variable rates finally beat fixed on a term-length basis for the first time since early 2022.

What that means practically:

  • Pre-approvals are meaningful again. A 120-day rate hold now protects you from a genuine market — not a spooked one.
  • The stress test is less painful. Qualifying at contract rate + 2% still applies, but on a 4.5% contract you're tested at 6.5% — a real number, not the 7.5%+ that priced many out in 2024.
  • Renewal negotiation matters more than ever. Auto-renewal letters typically quote 40-70 bps above the rate we can find for the same file.

Regional read: Alberta vs BC

"Alberta is still the market to watch — real wage growth, migration in, and starter homes that a family can actually afford without stretching."

Calgary continues to lead the country on year-over-year absorption. Detached inventory in NW communities remains tight (roughly 6 weeks of supply), while inner-city condos are trending toward a balanced market at 4-5 months. Prices are up 3.8% YoY, well below headline inflation.

Edmonton is quietly the value story of 2026: median detached at $458K, and rental yields that make sense on paper without heroic assumptions. Investors who lost patience with Vancouver are quietly buying here.

Vancouver & Fraser Valley are seeing selective activity. Family homes under $2M in Surrey and Langley are moving quickly; anything over $3M is still negotiable. The stress test continues to sideline first-time buyers in the core.

What we're telling clients right now

If you're buying:

  1. Get pre-approved first. Not a rate quote — a real pre-approval with documents in. Your negotiating position doubles.
  2. Look at 3-year fixed terms. The bond curve is flat; you're not paying much of a premium for shorter certainty, and you preserve flexibility to renew into a lower-rate environment in 2028-2029.
  3. Don't overlook condos. The stigma from the 2022-2023 correction has kept prices flat for two years. The math is starting to work again.

If you're selling:

  1. Price to inventory, not to headlines. Overpriced listings sit; correctly-priced listings still see multiple offers in the right neighbourhood.
  2. Invest in staging. Cost of staging vs. average sale-price uplift is still one of the highest-ROI moves you can make.
  3. Time the market by micro-season. April/May is the widest buyer pool, June/July starts to soften. Don't wait until fall unless you have a reason.

If you're renewing:

Start the conversation 90-120 days before renewal. Your lender will send you a form letter with a rate; we'll benchmark it against every other option including bank monolines, credit unions, and A-lender specials. The vast majority of renewers who shop save real money — often enough to fund a family vacation over the term.

The one variable we can't call

New federal housing policy has been signalled but not tabled. If the FHSA cap rises or the amortization extension for first-time buyers becomes permanent, purchase power in the entry-level market shifts materially. We'll update this outlook when there's something concrete to react to.
